HPE DIFFERENCE

Perform diagnostic tests utilizing specialized equipment including a blower door, and an infrared camera.

  • Blower Door Test:

Professional energy auditors use blower door tests to help determine a home's airtightness. A blower door test works by locating air leaks using a special fan to depressurize a house. This test will be done before and after air sealing to measure the effectiveness of the work.

  • Duct Leakage:

Measure duct leakage throughout the house.

  • Infrared Scan:

Thermography uses specially designed infrared video or still cameras to make images (called thermograms) that show surface heat variations. Infrared scanning allows energy auditors to check the effectiveness of insulation in a building's construction. The resulting thermograms help auditors determine whether a building needs insulation and where in the building it should go.

Pro Tip: In addition to using thermography during an energy assessment, you should have a scan done before purchasing a house; even new houses can have defects in their thermal envelopes. You may wish to include a clause in the contract requiring a thermographic scan of the house. A thermographic scan performed by a certified technician is usually accurate enough to use as documentation in court proceedings. WHAT TYPES OF IMPROVEMENTS TO EXPECT

There are various non-structural measures that can improve a home's energy efficiency and are known as weatherization measures. Weatherizing your home helps you save money by saving energy, and it can also improve the comfort of your home. Conduct a home energy audit to start building your strategy for weatherizing your home, then learn about air sealing, insulation, moisture control, and ventilation.

AIR LEAKAGE:

Air leakage occurs when outside air enters and conditioned air leaves your house uncontrollably through cracks and openings. It is unwise to rely on air leakage for ventilation. During cold or windy weather, too much air may enter the house. When it's warmer and less windy, not enough air may enter, which can result in poor indoor air quality. Air leakage also contributes to moisture problems that can affect occupants’ health and the structure’s durability. An added benefit is that sealing cracks and openings reduces drafts and cold spots, improving comfort.

Note that air sealing alone doesn’t eliminate the need for proper insulation to reduce heat flow through the building envelope.

INSULATION:

Insulation in your home provides resistance to heat flow. The more heat flow resistance your insulation provides, the lower your heating and cooling costs. Properly insulating your home not only reduces heating and cooling costs, but also improves comfort.

MOISTURE CONTROL:

Properly controlling moisture in your home will improve the effectiveness of your air sealing and insulation efforts, and these efforts in turn will help control moisture. The best strategies for controlling moisture in your home depend on your climate and how your home is constructed. Proper ventilation should also be part of a moisture control strategy.

VENTILATION:

Ventilation is very important in an energy-efficient home. Air sealing techniques can reduce air leakage to the point that contaminants with known health effects such as formaldehyde, volatile organic compounds, and radon are sealed into the house. Ventilation also helps control moisture, which can lead to mold growth and structural damage.

HPE QUALITY ASSURANCE

Home inspectors only perform a visual inspection, and are only liable to inspect what they can see and access. Inspectors should not be taking apart equipment, putting holes in your walls or digging up your yard. That said, underground pipes, septic systems and components sealed inside walls are off the table from the beginning.
